From property managers and boards
A property manager doesn’t want a landscaping relationship. You want the grounds handled, the tenant emails to stop, and an invoice that matches the proposal. The vendor who does that quietly is worth more than the one who’s cheapest by four percent.
We run grounds programs for managers with office, retail, industrial, medical, and institutional properties around the Houston area, including portfolios spread across several sites.
What tends to go wrong with the last vendor
The crew that showed up during the sales process isn’t the crew you got. This is the most common complaint we hear, and it’s structural: companies staff their proposals differently than their routes.
Scope creep in the wrong direction. Things quietly stop getting done, and the first you learn of it is a tenant photo in your inbox.
Change orders that appear after the work. Anything not approved in advance turns into a conversation with your owner that you shouldn’t have to have.
Nobody answers when it matters. A downed limb across a parking row on a Friday afternoon is not a voicemail situation.
How we run a portfolio
Same crew, same day, on a written schedule. Consistency is most of what makes grounds care invisible, and invisible is the goal.
One contact who has been to your properties. On multi-site accounts, that person knows which building has the drainage problem in the back lot and which one has the tenant who calls about the hedges.
Written scope per property, priced per property. Portfolio pricing that averages across sites hides the property that’s being underserved to subsidize the others.
Nothing extra without approval. Storm cleanup, replacements, and anything outside the scope gets quoted first. You should never have to explain a line item you didn’t authorize.
Reporting that fits how you actually work. Some managers want a monthly note, some want a call when something needs attention and silence otherwise. Tell us which.
Property types we cover
Office parks and single-tenant office. Retail centers and strip retail. Industrial and flex parks, warehouse and distribution sites. Medical office and campuses. Schools, churches, and municipal grounds. Mixed-use and multifamily common areas.
Commercial and institutional only. We don’t run a residential division, so there’s no residential route pulling crews on the weeks when both are busy.
Frequently Asked Questions
Can you handle several properties on one agreement? Yes. Scope and pricing stay per property so you can see what each site costs, and the schedule gets built around the whole set.
How do you handle after-hours or storm response? Storm and emergency work is quoted separately, since nobody can price debris sight unseen. Existing clients get scheduled ahead of new calls, which after a major storm in this region is the difference between days and weeks.
Do you carry insurance? Yes. Certificates and limits go with the proposal, and we’ll name your ownership entity as additional insured if your agreement requires it.
What’s your service area? Pearland, Houston, and the surrounding cities across Harris, Brazoria, Fort Bend, and Galveston counties. If a property sits at the edge of that, ask and we’ll tell you straight whether we can service it well.
Can you take over a property that’s been neglected? Yes, and it usually starts with a catch-up visit priced separately from the recurring schedule. Trying to fix a badly overgrown property inside a normal maintenance rotation just makes the rotation fall behind.
